Six empty rooms, staged in our style
Each room starts empty, with the same walls, windows, oak floor and view in the before and the after, so the only thing that changes is what we bring in. In the living rooms the sofa is the hero piece, a deep velvet or bouclé sofa layered with cushions in linen and velvet, set on a large wool rug that holds the whole seating group together, with a honed marble or travertine coffee table, a slim brass floor lamp and a plaster table lamp that glows in the evening. The dining rooms are built around a stone table with upholstered velvet or bouclé chairs, a brass chandelier sized to the table, and a table that looks lived in, with a dark bowl of white roses and a glass bowl of mandarins with their leaves. The bedrooms are a little moodier and more enveloping, with a hotel bed in crisp white cotton, a velvet headboard, a linen throw in caramel or rust, walnut bedside tables, and a reading chair placed so it faces the bed and the room.
The feeling we aim for is warm, calm and comfortable, with a touch of glamour in the marble, the brass, the gilt mirrors and the lighting, so the home feels ready to live in from the moment the door opens.
What the DLD data says about ready apartments, July to October 2026
Dubai Land Department open data shows Business Bay as the busiest area for ready apartment sales between 1 July and 15 October 2026, with 673 sales, followed by Dubai Marina with 586 and Downtown Dubai with 429. Over the same period, the median price per square foot rose 1.6% in Dubai Marina and 0.9% in Business Bay compared with the same days of 2025, while it fell 7.1% in Downtown Dubai, 3.1% in Dubai Creek Harbour and 2.3% in JLT.
| Area (ready apartments) | Sales, 1 Jul to 15 Oct 2026 | Same days of 2025 | Median price, AED | Median AED per sq ft | Change in AED per sq ft |
|---|---|---|---|---|---|
| Business Bay | 673 | 872 | 1,452,000 | 1,791 | +0.9% |
| Dubai Marina | 586 | 660 | 2,200,000 | 1,829 | +1.6% |
| Downtown Dubai | 429 | 573 | 2,562,500 | 2,370 | -7.1% |
| Dubai Creek Harbour | 284 | 395 | 2,498,788 | 2,236 | -3.1% |
| JLT | 212 | 390 | 1,332,500 | 1,397 | -2.3% |
Recorded sales in all five areas are below the same period of last year, although the most recent weeks are still being registered with the DLD and these counts will rise as late registrations arrive, so the price per square foot is the steadier figure to read. Taken together, prices that are flat or slightly lower and buyers who are taking their time point to a market where a ready apartment competes on presentation as much as on price, and where the listing that photographs well and feels like a home at the viewing is the one that gets the call back.
For villas, Arabian Ranches recorded the most ready villa sales in the period, 186, with the median price per square foot down 9.4% on last year, and Mudon was the only one of the five busiest villa communities with more sales than a year earlier, 134 against 86, with its price per square foot up 5.3%.
Why staging matters when buyers compare
The most detailed survey on staging comes from the United States, where the National Association of Realtors 2025 Profile of Home Staging found that 83% of buyers' agents say staging makes it easier for buyers to picture a property as their future home. Among sellers' agents, 29% reported an increase of 1% to 10% in the amount offered for a staged home, and 49% said staging reduced the time on the market. The same survey found that buyers' agents rate photos as the most important feature of a listing, which matters in Dubai, where most buyers and tenants see a property online long before they see it in person, and many of them are still abroad when they shortlist.
An empty apartment asks a buyer to imagine the scale of a sofa, where the bed goes and how the evening light falls, and most people find that hard. A staged one answers those questions for them, and it also makes the photographs do their job, because furniture gives the eye a sense of size and depth that bare walls and a bare floor cannot.
How we stage a room in Dubai
We start with the hero piece of each room, the sofa in the living room and the bed in the bedroom, because its size and position decide everything around it, and we choose a rug large enough for the front legs of every seat to rest on it. Then we build the layers that make a room feel lived in: textiles in velvet, bouclé, linen and wool in warm whites, caramels and soft browns, lamps at different heights so the room glows after sunset, and a few objects with life in them, such as fresh white flowers, books and fruit. The glamour comes last and in small doses, a honed marble table, aged brass, a gilt mirror or a statement chandelier, so the home feels a little glamorous in the photographs and stays comfortable to sit in.
Dubai light shapes every choice. Strong daylight flattens pale schemes, so we add warmth and depth through texture and tone, and we keep sheer linen curtains at the windows to soften the glare while leaving the view in every shot. Which rooms to stage first
When a full staging is not possible, the living room, the primary bedroom and the kitchen are the rooms that matter most, and the same NAR survey ranks them in that order for buyers. The living room carries the first photograph of almost every listing, the primary bedroom is where buyers decide whether the home feels restful, and a kitchen styled with a few cookbooks, a bowl of fruit and fresh flowers reads as cared for. The dining area comes next in open plan apartments, because a table and chairs show how the space between the kitchen and the living room can be used. Five decisions that sell a listing goes further into how we decide where the effort goes.
Frequently asked questions
What is home staging in Dubai?
Home staging in Dubai is the furnishing and styling of an apartment or villa for sale or for rent, so that it photographs well and feels like a home at viewings. A full staging covers the design direction, the furniture and accessories, installation, final styling and the listing photographs.
Does home staging help a property sell in Dubai?
Staging helps a property stand out when buyers have time to compare, which is the case for ready apartments in autumn 2026, when DLD data shows prices per square foot flat or slightly lower in most central areas. In the 2025 NAR survey, 49% of sellers' agents said staging reduced the time on the market.
Which areas had the most ready apartment sales in Dubai in 2026?
Between 1 July and 15 October 2026, Dubai Land Department data shows Business Bay with 673 ready apartment sales, Dubai Marina with 586 and Downtown Dubai with 429, ahead of Dubai Creek Harbour with 284 and JLT with 212.
Is it worth staging a rental apartment in Dubai?
Yes, especially for furnished rentals and for tenants relocating from abroad, who often choose from photographs alone. A staged rental shows the scale of the rooms and the quality of the finishes, and a furnished apartment that is styled well is ready for the tenant on the day they arrive.
How much does home staging cost in Dubai?
The cost depends on the size of the property and the number of bedrooms. Studio Sakaia publishes its staging fees in full, for apartments and villas, on the staging pricing page.
