The fee

Two tiers, because a villa room is not an apartment room. Each tier is a base presentation plus a fixed rate for every bedroom, with its bath. Final figures are confirmed after a site visit.

The furniture allowance is the client's own investment, billed at cost, and it conveys with the property at sale, so the spend is recovered. All prices inclusive of VAT where applicable.

The furniture itself is the client's own investment, billed at cost and conveying with the property at sale. Everything around it, the sourcing, vendor coordination, order placement, movers, delivery, returns and storage, is included in the staging fee. There is no markup and no management fee.

Studio Sakaia pays a 15% referral fee to real estate brokers who introduce a staging engagement that proceeds. A staged listing photographs better, sells faster and at a higher price, so the work pays back the broker as much as the seller.

Starting, and terms

The consultation

Every engagement opens with a paid two-hour consultation on site, AED 4,400, inclusive of VAT, paid in advance. It is a working session, so someone who can make decisions needs to be available to work with us. The scope and the exact fee are confirmed from that visit.

What sits outside the fee

  • The furniture itself; the client's own investment, billed at cost and conveying with the property at sale.
  • Vendor costs, building-management fees, NOCs, lift deposits and access charges.
  • Renovation or fixed works.

Anything beyond the listed scope is a change order, quoted before any work begins. Figures are confirmed after the site visit. Proposals are valid for 14 days.

Common questions

How much does property staging cost in Dubai?

Studio Sakaia stages apartments and townhouses from AED 38,500 for the common rooms (entryway, hallway, kitchen, dining, living, powder bath and the balconies), plus AED 8,800 for each bedroom with its bath. Villas start at AED 66,000, with the outdoor areas included, plus AED 15,400 per bedroom. As worked examples, a three-bedroom apartment is AED 64,900 and a five-bedroom villa is AED 143,000. The fee includes the full procurement and a full editorial media set. Furniture is a separate, client-paid investment, billed at cost, that conveys with the property at sale.

What is included in the staging fee?

Design direction, a sourcing strategy and a full purchasing list, full procurement (vendor coordination, order placement, movers, delivery and returns), professional installation and final styling, full styling with fresh flowers and the styling pieces the shoot needs, professional cleaning before and after, and a complete editorial media set: photography of every staged room, a video tour, and a broker-ready digital file.
