The base scope

Every engagement covers the rooms a buyer reads first, one master bedroom with its en-suite, and the full editorial media set. Each additional bedroom is added on top.

  • The styling pieces sit on the purchasing list and stay with the home. Anything brought in for the photography alone is lent for the shoot and taken back afterwards.
  • Professional cleaning before and after the install.
  • Lift booking and community NOC paperwork, arranged by the studio.

The media set, included

  • 10 to 15 editorial images and one video, licensed for the listing agent to use on the listing and in their own marketing.
  • A broker-ready digital file: stills, video and floor-plan composites.
The fee

Two tiers, because a villa room is not an apartment room. Each tier is a starting price with one bedroom included, plus a fixed rate for each additional bedroom, with its en-suite. Final figures are confirmed after a site visit.

Furniture & procurement

The furniture itself is the client's own investment, billed at cost and conveying with the property at sale, so the spend is recovered. Everything around it, the sourcing, vendor coordination, order placement and movers, is included in the staging fee.

The process

The staging sprint. Two to six weeks, sign to handover.

Steps 1 to 2
Project Initiation

Inquiry, two-hour on-site consultation, and signed agreement. The property is read from the buyer's perspective, the timeline and brief are confirmed before any design work begins.

Steps 3 to 5
Design Development

Site measure, layout drawings, FF&E and styling plan, followed by the design presentation and budget. The client reviews and approves before procurement begins.

Steps 6 to 7
Procurement & Implementation

Sourcing of furniture, art, and accessories from the studio's vendor network, followed by full installation: deliveries, professional cleaning, and on-site supervision.

Steps 8 to 9
Final Styling & Media

On-site styling refinement, florals, and editorial photography and video tour delivered for the listing. The property is staged, photographed, and turned over ready to sell.

Starting, and terms

The consultation

Every engagement opens with a paid two-hour consultation on site, AED 4,400, paid in advance. It is a working session, so someone who can make decisions needs to be available to work with us. The scope and the exact fee are confirmed from that visit.

What sits outside the fee

  • The furniture itself; the client's own investment, billed at cost and conveying with the property at sale.
  • Vendor costs, and any building-management, NOC or lift-deposit fees; these are paid directly by the owner.
  • Renovation or fixed works.
  • Scope beyond the base, such as further balconies and terraces, offices and studies, maid's rooms or second reception rooms; quoted once the property is seen.

Anything beyond the listed scope is a change order, quoted before any work begins. Figures are confirmed after the site visit. Proposals are valid for 14 days.

Common questions

How much does property staging cost in Dubai?

Studio Sakaia stages apartments and townhouses from AED 48,000, with one bedroom included, for the common rooms (entryway, hallway, kitchen, dining, living, powder bath and the balconies) and one master bedroom with its en-suite, plus AED 9,000 for each additional bedroom with its en-suite. Villas start at AED 82,000, with one bedroom included and the outdoor areas included, plus AED 16,000 per additional bedroom. As worked examples, a three-bedroom apartment is AED 66,000 and a five-bedroom villa is AED 146,000. The fee covers the design, the procurement and vendor coordination, the movers, the cleaning before and after, and a full editorial media set. Furniture is a separate, client-paid investment, billed at cost, that conveys with the property at sale.

What is included in the staging fee?

What if the property needs work outside the listed scope?
