What property staging costs in Dubai, and why we publish it

We publish our staging fees in full, by property type and bedroom count, so a seller knows the figure is standard and not built for them.

What does it cost to stage a property in Dubai? We answer that in public. Our staging fees are published in full, by property type and by bedroom count, on a single page anyone can read. This piece explains the numbers and why we put them in the open.

What we charge

Staging an apartment or townhouse starts at AED 38,500. That base covers the rooms a buyer reads first, the entryway, hallway, kitchen, dining, living and powder bath, together with the balconies and the full editorial media set. Each bedroom, with its bath, adds AED 8,800, so a three-bedroom apartment is AED 64,900. Villas run on the same logic at a larger scale, from AED 66,000, with the outdoor areas included, and AED 15,400 a bedroom; a five-bedroom villa is AED 143,000. The furniture itself is the client's own investment, billed at cost, and it conveys with the property when it sells, so the spend is recovered rather than lost. A typical allowance runs AED 60,000 to 120,000 for an apartment and AED 120,000 to 180,000 for a villa, confirmed after we measure the site. Everything around it, the sourcing, vendor coordination, movers, delivery and returns, is included in the staging fee; there is no markup and no management fee.

Why we publish it

So a seller can price the listing properly, before it goes to market. With the staging fee published and a furniture range alongside it, you and your real estate broker can total the full staging investment, the studio fee plus the furniture, in advance, and build it into the asking price.

Because the furniture conveys with the property at sale, that investment is carried into the listing rather than lost. Knowing the figure up front turns the decision to stage into a clear calculation a seller and broker can make together, not a guess.

Working with brokers

A staged listing photographs better, sells faster and at a higher price, which serves the broker as much as the seller. Studio Sakaia pays a 15% referral fee to brokers who introduce a staging engagement that proceeds. The arrangement is straightforward and stated up front, like the rest of our pricing.
